Holiday Rental Management: How It Works

The Right Average Nightly Rate:

  • A holiday home's average nightly rate will be determined by other properties in a similar area. Each house will have a different nightly rate based on many things such as region, renting a whole house vs part of a house, and other factors. We will help an owner determine an average nightly rate. From there, TPM Group will assist with pricing strategies to get the best return.

Adjusting For Seasonality:

  • Certain areas in the Waikato and Bay of Plenty have a seasonal pricing structure for holiday homes. An example of this is that beach regions can charge higher prices in Summer than they can in Winter.

Quality of House Set Up:

  • When setting up your holiday home, the quality of the set up will be reflected in your reviews from guests. This will then impact future guests, as they read reviews before booking to stay. Its crucial to understand what level of quality the house needs to be to ensure great returns. This could be as simple as the quality of your linen or the amount cutlery provided.

Owner Expectations vs Reality:

  • A holiday home can also be enjoyed by the owner. It is important to understand that if an owner regularly uses their holiday home from themselves, it will result in lower returns at the end of the day.

Managing Actual Cost:

  • The actual cost of a holiday home can be hard to calculate due to all the added costs associated with the property that an owner needs to pay for. these can include: Rates, Insurance, Accounting Fees, Power, Internet, Rubbish removal, TV subscriptions, house consumables & inventory, repairs & maintenance, and more.

  • We advertise your property through Guesty. This is a holiday accommodation platform that allows us to advertise through Airbnb, Booking.com, Bookabach, and more. Each website has a different booking fee (Airbnb is 15% +GST)

  • We advertise through our own website to allow returning customers to book without being charged a booking fee.

  • We manage all communication and bookings with guests.

  • We manage contractors and maintenance.

  • We manage cleaners, laundry, and house consumables.

  • We can help with your set up.

  • We create a binder with house instructions and local attractions

  • We pay for your professional photos.

  • We offer Pricing Strategies to optimise returns for owners.

  • We provide inventory inspections.

  • We provide month end and year end statements.

  • We manage income, with fortnightly payments to owners.

  • We can provide an initial property evaluation.

Holiday Home Management Fee: One Easy Rate

At TPM Group, we believe in fair prices and keeping things simple. For our Holiday Home management services, we charge a flat fee of 15% + GST on rent received only.

We on-charge all costs associated with your property which include, booking fees, maintenance, consumables, purchases and any other property related expense.
