Switching can be simpler than you think
Changing property managers may sound like a major job, but your existing tenancy does not necessarily need to start again.
Your current management agreement will determine any notice you need to give your existing property manager. Once you know those requirements, TPM Group can guide you through the next steps and help coordinate the handover.
Relevant tenancy information, contact details and bond records also need to be kept up to date when a property manager changes.
What happens to the existing tenancy?
Changing property managers does not mean you need to find a new tenant.
The handover typically involves transferring the information needed to continue managing the existing tenancy, such as tenancy documentation, property records, inspection information and relevant contact details. Bond and property manager information also needs to be updated appropriately.
For the tenant, the main difference should simply be knowing who they contact and where future rent or property-related queries are directed.
One simple property management fee
TPM Group charges 7.5% + GST of rental income received, with no additional management fees hidden on top.
That fee includes services such as tenant selection, regular inspections, rent collection, repairs and maintenance management, advertising, tribunal services, communications and income reporting.

Transfer of Management
This form serves as notice to terminate the management agreement for the above property/properties which provides the required notice per the management agreement.
TPM group will be appointed as the new property management agency and will request the below details and information from the previous agency:
- Change of landlord form
- Tenancy agreement
- In going inspection report and previous routine inspection reports
- Keys
- Tenancy agreement
- Tenancy ledgers, and contact details
Frequently Asked Questions
Can I change property managers during a tenancy?
In many cases, yes. Changing the company managing your property does not necessarily mean ending the existing tenancy. The process will depend partly on the agreement you have with your current property manager.
How much notice do I need to give my current property manager?
This depends on the terms of your current property management agreement. Check your agreement for its termination or notice requirements before making the switch.
Will TPM Group handle the transfer from my current property manager?
TPM Group can guide you through the switching process and help coordinate the information required for the handover.
Does my tenant need to do anything?
The tenancy can continue while the property manager changes. Your tenant will need to be informed of relevant new contact and payment details, while the appropriate tenancy and bond information is updated.
Does TPM Group charge extra fees?
TPM Group charges a flat 7.5% + GST management fee on rental income received, with no additional charges for services such as inspections, tenant placement, advertising, credit checks, maintenance management or tribunal services.
